New Condos Near Yorkdale MallA major landscape change has been proposed for 3450 Dufferin Street, North York.  Located opposite Dufferin Street from Yorkdale Shopping Centre, just south of Highway 401. Currently in its place is a 1970 12-storey Holiday Inn hotel with 372 rooms, 460 spaces of surface parking. A plan by developer Gupta Group aims to redevelop the site with a new project containing three towers, residential, hotel, commercial, and restaurant uses.

The proposal seeks to establish new areas for a group of Page + Steele / IBI Group Architects-designed structures, which will include towers that will have 29, 33, and 37 storeys, connected by a podium and mid-rise structures that will have townhome units within. Also it will have features like a new 255-room hotel housed within the tallest tower, the project would also feature a large area of restaurant space at grade, and public enhancements like a new road area and a large public park. The plan is to have the towers situated along the curved alignment of the 401’s eastbound Dufferin Street exit, and the proposed public park in the southwest portion of the site.

The Northwest part of the site where the 37-storey tower will be, also referred to as building “A” would have both hotel rooms and residential units. The Southeast, the 33-storey building “B” residential tower would be connected to a 6-storey residential building building “D” facing the new private but publicly
accessible road. Next to another new road on the southeast portion of the site, the 29-storey building “C” would be connected to another 6-storey building and to a group of 24 two-storey townhomes.

hree-or- more bedroom units. In total, the project would include 67,539m2 of residential space, 16,584m2 of hotel space, and 342m2 of restaurant space.
